Snapshot
- The quick read: cloudy water, an odd taste or smell, sediment, low pressure, staining, slime at the outlets, or more than six months since the last clean.
- Why it happens: warm, standing water in a UAE tank lets sediment settle and bacteria grow, and the signs show up at your taps.
- What to do: if you spot any of these, book a professional clean. Several together mean your tank is well overdue.
Your water tank hides what is happening inside it, but your taps do not. When a tank is overdue a clean, the water it supplies starts to change in ways you can see, taste and feel. At Mega Meter, these are the signs that most often bring building owners and residents to book a clean. Here are the seven to watch for.
The 7 Signs Your Water Tank Needs Cleaning
Sign | What it usually means |
1. Cloudy or discoloured water | Sediment, rust or contamination stirred up in the tank |
2. An odd taste or smell | Bacteria, algae, or stagnation in standing water |
3. Visible sediment or particles | Settled debris or scale that has built up over time |
4. Reduced water pressure or flow | Sediment clogging the tank outlet or pipework |
5. Staining on taps, sinks or baths | Mineral or microbial buildup carried through the supply |
6. Slime or biofilm at outlets and filters | Bacterial growth establishing inside the tank |
7. More than six months since the last clean | Overdue under Dubai Municipality rules, clean regardless |
Reading the Signs: What Is Happening in Your Tank
Most of these signs trace back to the same thing: water sitting warm and still for too long. In a UAE tank, heat encourages sediment to settle and bacteria and biofilm to grow, which is how clear, fresh water turns cloudy, tastes off, or leaves slime at the aerators. The World Health Organization notes that bacteria such as Legionella proliferate in poorly maintained water systems and storage tanks, which is exactly why the sensory signs matter rather than being a cosmetic nuisance.
The visual signs (cloudiness, sediment, staining) point to physical buildup. The taste and smell signs point to microbial activity or stagnation. Low pressure usually means sediment is blocking the flow. And the simplest sign of all is the calendar: if it has been more than six months, the tank is due by default, whether or not anything looks wrong yet.
What to Do If You Notice These Signs
One sign is worth watching. Several together mean you should act. The fix is a professional clean that drains, scrubs, disinfects and refills the tank, carried out by a Dubai Municipality-licensed company. It also resets your schedule, after which you can follow the standard how often to clean cycle of twice a year. If any of the signs have been present for a while, read our guide to the health risks of a dirty water tank so you know what you have been drinking, and the water tank cleaning rules if you manage a building. A post-summer check is a good habit as part of your seasonal home reset.

Frequently Asked Questions
What are the signs a water tank needs cleaning?
The main signs are cloudy or discoloured water, an odd taste or smell, visible sediment, reduced pressure, staining on fixtures, slime at outlets, and more than six months since the last clean. Several together mean the tank is overdue.
Why does my water taste or smell strange in Dubai?
An off taste or smell usually points to bacteria, algae or stagnation in standing tank water, which warm UAE temperatures encourage. A professional clean and disinfection is the reliable fix.
Can a dirty water tank cause low water pressure?
Yes. Sediment and scale that settle in the tank can clog the outlet and pipework, reducing flow and pressure at your taps. Cleaning removes the buildup and usually restores normal pressure.
How do I know when my water tank was last cleaned?
Building management or your owners association should hold a dated cleaning certificate. If no one can confirm a clean in the last six months, treat the tank as overdue and arrange one.
What should I do if I notice these signs?
Book a professional clean with a Dubai Municipality licensed company. Avoid DIY, which is not compliant, and keep the certificate so your six-month schedule is documented.
